After going under contract, most buyers schedule a general home inspection. This gives them a clearer picture of the home’s overall condition. If concerns arise, they may choose to bring in additional specialists, for example, for HVAC, roofing, or structural opinions.

If the buyer is financing the purchase, their lender will require an appraisal to confirm that the home’s value supports the loan amount. This step protects the bank’s investment in the property.

Contingencies & Buyer Due Diligence

Contingencies are conditions that must be met for the sale to move forward, like inspections, financing, or a clear title. During this due diligence period, the buyer may:

  • Secure financing and insurance
  • Review disclosures and title reports
  • Conduct inspections as outlined in the contract

Depending on the findings, the buyer may either move forward or request repairs or a price adjustment. If that happens, SOHO Partners will guide you through your options and handle negotiations with your best interests in mind.

Closing Agent & Title Review

A closing attorney will handle the closing process, review your home’s history, and ensure the title is clear and ready to transfer.

Loan Approval & Appraisal

We recommend only accepting offers backed by strong pre-approval or loan commitment. Once under contract, the lender’s appraiser will visit the home to confirm that the purchase price matches market value.
