What to Expect Once You’re Under Contract

Once your offer is accepted, the purchase agreement is signed and your earnest money deposit is placed into escrow. From here, the timeline begins. We’ll keep you on track with key deadlines and help draft or review every document along the way—no guesswork, no stress.

Stay on Schedule

Each step of the process has a deadline—from inspections to financing to final approval. We’ll make sure you know what’s next and when, so you stay ahead and avoid delays.

Closing Attorney

A closing attorney will be selected to manage escrow and verify that the title is clear. If there are easements, restrictions, or encroachments, we’ll walk you through how they may affect your property rights.

Inspections

You’ll have a window to complete inspections—general, structural, or specialized (like roof, HVAC, or foundation). We’ll recommend trusted inspectors and help you evaluate results. Based on findings, we’ll guide you on whether to move forward or renegotiate.

Appraisal & Lending

Your lender will schedule an appraisal to confirm the home’s value. Stay in close contact with them and avoid large financial changes during this time. We’ll help ensure everything is on track for a smooth approval and closing.

HOA (If Applicable)

Buying in a community with an HOA? You’ll want to review the rules, regulations, and fees early on to be sure the neighborhood guidelines align with your lifestyle and plans for the property. We’ll help you get the information you need so there are no surprises later.

Insurance

If you’re financing the home, your lender will require homeowner’s insurance. If you’re paying cash, we still highly recommend securing a policy to protect your investment. We can connect you with trusted local agents and help you compare coverage options that fit your needs.
